The life expectancy of your roofing system depends on several factors.

  • Proper installation

  • Roofing material
    • 3-tab asphalt shingles 15-20 years, Architectural Shingles 20-30 years, Premium Shingles can last up to 30 years.
    • Concrete and Clay tile roof systems depends on the underlayment material used and can last for more than 50 years.
    • Polyurethane foam roof systems with proper maintenance can last over 30 years.
    • Metal roofing systems can last over 40 years by using the right material and maintenance.

All leaks are not the same! Depending on the age of the roof and the extent of the damage would determine whether you will need a repair, or a partial or full replacement.

Some signs are obvious with a visual inspection and some require an expert with the experience and knowledge to diagnose the condition of the roof. A few things to look out for are:

  • Loose, lifted or missing asphalt shingles or roof tiles.
  • Damaged or missing roof flashings.
  • Stained or rotted out fascia wood or overhangs.
  • Blisters in the polyurethane foam.
  • Yellowing or exposed polyurethane foam.
